Will the proposals increase flood risk?

No. We are committed to adhering to the government’s planning policies for England, called the National Planning Policy Framework (NPPF). This states that new development should not increase flood risk elsewhere, and, where possible, will reduce flood risk overall. A flood risk assessment will be produced to demonstrate this.

Will climate change be considered?

Yes. We are committed to adhering to the government’s planning policies for England, called the National Planning Policy Framework (NPPF). This states that new development should be planned to avoid increased vulnerability to the range of impacts arising from climate change.  We will take account of advice from the Environment Agency and other relevant flood risk management authorities to determine the climate change allowances.

Will the proposal be at risk of flooding?

We are considering all sources of flood risk to our proposed development, taking account of climate change. Our proposals will seek to remain operational during extreme flood events and to be able to recover from very extreme events quickly. To improve the flood resilience of our proposals, we will incorporate various risk reduction features for the most vulnerable parts of our proposals. Safe access and escape routes will be provided for very extreme flood events.
